Silbury provides real estate development finance for professional developers seeking to acquire and build primarily residential, retirement and student-living units with the benefit of planning permission in the UK. Launched in 2020, Silbury is backed by Oaktree Capital Management, a leader among global investment managers with $170bn AUM*

Led by a highly experienced team, we are backed by global alternative investment management firm Oaktree Capital Management and have significant capital resources to support developments through to completion.

Because all our capital is discretionary, we have the ability to react quickly and efficiently, from initial review through to completion and ongoing funding.

Our focus on the living sector is driven by a conviction that demand for residential units will continue to increase driven by structural demographic trends including population growth, smaller households and increased life expectancy.

Chief Executive Officer

Gavin Eustace

Gavin established Silbury in 2020, applying his extensive background in property finance. As the head of Residential Development Lending at Octopus Real Estate, he was pivotal in creating the division in 2014, strategically steering the deployment of £1 billion into the UK’s residential and student housing sectors. Before Octopus, Gavin cultivated significant expertise with Lloyds Banking Group, focusing on specialist housebuilders, and thereby enriching his strategic and financial insights in complex property finance.

Chief Financial and Operating Officer

Matt Taylor

Matt came on board with Silbury in 2023, after serving as CFO for two Oaktree-supported companies, leading over 17,000 residential developments in the UK and Europe, and securing over £800 million in financing. Earlier, he held CFO roles at prominent London regeneration projects, including Battersea Power Station with Treasury Holdings Ltd and Greenwich Peninsula with Lend Lease Corporation, where he managed significant urban development finances.

Chairman

Grenville Turner

Previously, Grenville served as the Non-Executive Chairman at Watkin Jones Plc, specializing in residential rental properties. His career includes leadership in investment, property lending, and as Chairman of Titlestone Ltd until Paragon's acquisition. He also oversaw Ascot Lloyd / Bellpenny. As CEO of Countrywide from 2007 to 2014, he guided its IPO. Additionally, he was a Founding Director at Rightmove and a Non-Executive Director at Zoopla, enhancing their strategic growth.

Head of Credit

Andrew Fairley

Andrew became Silbury Finance's Head of Credit in 2023, managing credit underwriting and the portfolio. He brings over 25 years of experience in corporate banking and credit risk, primarily within residential development. His expertise lies in risk management and credit assessment. His previous roles include Senior Relationship Director and Credit Committee member at Paragon Development Finance, and Investment Director, serving on Investment and Risk Committees at Housing Growth Partnership.

Head of Origination

Jamie Rahder

Jamie joined Silbury in 2022, bringing expertise from a senior role at Octopus Real Estate, where he originated approximately £500 million in development and investment financing, focusing on build-to-sell, BTR, and PBSA sectors. Before Octopus, he gained valuable experience at Hampshire Trust Bank, spending two years as a Lending Analyst within the Property Finance team, honing his skills in financial analysis and credit assessment.

Financial Controller

James Hotham

James Hotham began his role at Silbury in 2023, following significant contributions to the financial reporting team at the BP Pension Fund. He previously enhanced financial processes as a Finance Manager for Investa Property Group in Australia, specializing in detailed financial reporting and strategic analysis. His career also encompasses a strong background in Business Services and Taxation, underlining his comprehensive skill set in finance. James’s expertise reflects a blend of international experience and technical knowledge.

Compliance Manager

Mingna Li

In 2022, Mingna brought her five-year tenure as a compliance officer at a private bank to Silbury. Her expertise spans AML, KYC, regulatory frameworks, and investment compliance. Previously, she served in compliance at an online trading firm and at Savills, concentrating on AML and KYC. Mingna holds a Masters in Finance & Investment from Bayes Business School and has earned an International Anti-Money Laundering Diploma from the ICA, in partnership with the University of Manchester.

Associate Director

Matthew Slade

Matthew joined Silbury in 2023 with a strong background in capital funding, stemming from his tenure at JLL's Living Capital Markets team. There, he arranged debt, equity, and forward-funding solutions across the residential, student housing, and retirement living sectors for various clients. Before JLL, he dedicated six years to advisory and lending positions, dealing with a diverse range of asset classes, honing his expertise in complex financial structuring.

Investment Associate

Martin Nield

Martin came on board at Silbury in 2022, concentrating on new business development and portfolio support. Before that, he had a managerial role in the Property Development team at United Trust Bank, where he oversaw Development Finance, Site Acquisition, and Developer Exit loans. His role included origination and managing portfolios for developers. Previously, at Secure Trust Bank, Martin was part of the Real Estate Finance team, dealing with Residential Investment, Build to Rent, PBSA, and both Residential and Commercial Development.

Investment Associate

David Fenn

David became part of Silbury in 2022, dedicated to assisting with property transactions throughout their various stages. His prior experience includes positions at Eastdil Secured in London, as well as AIB and PwC in Dublin, contributing to his expertise in financial operations. David earned a Masters in Financial Analysis from the London Business School and a Bachelors in Business and Law from University College Dublin. Additionally, he has completed Level 1 of the CFA program.
