Because all our capital is discretionary, we have the ability to react quickly and efficiently, from initial review through to completion and ongoing funding.

Silbury creates tailored financing solutions to help developers deliver residential schemes, retirement villages and student-living communities.
Silbury’s client-focused approach produces truly bespoke financing. We support developers striving for excellence in the living sector.
Development Finance
We offer senior or stretched senior loans up to 70% LTGDV or 90% LTC (excluding interest).
Silbury-funded projects vary in size, from 15 units or fewer, to many hundreds of units. Our typical loan size ranges from £10 million to £300 million.
Funding is available for for-sale developments as well as units retained for rent. This covers the full residential sector, from traditional flatted schemes to multi-phase housing plots, retirement living schemes, PRS and student accommodation.
We are happy to provide finance at the point of property acquisition, or later in the build. We can either fund costs to complete, or we can refinance loans.

Our Team

Matthew co-founded Silbury in 2020. Previously head of real estate debt-lending at Man Group Plc, Matthew was responsible for investing in development and investment loans across the UK and Europe.
Matthew has over 25 years’ experience in lending and debt investment. He started his career in investment banking before moving into the alternative investment management industry.

Gavin co-founded Silbury in 2020. Formerly head of residential development lending at Octopus Real Estate, Gavin was responsible for lending £1bn into the UK residential and student accommodation sectors after establishing the team in 2014.
Prior to this, Gavin worked within specialist housebuilders’ teams at Lloyds Banking Group.

Jamie joined Silbury in 2022. He previously held a senior role in the origination of residential debt opportunities at Octopus Real Estate. During this time he originated nearly half a billion of new development and investment financing, across the build-to-sell, BTR and PBSA sectors.
Prior to this he spent two years at Hampshire Trust Bank as a Lending Analyst in the Property Finance team.
